Buying your first home in Grand Rapids: a step-by-step guide

Buying your first home is one of the biggest decisions you'll ever make — and in Grand Rapids, where good homes can go under contract in a weekend, preparation is everything.

1. Know your real budget

Your budget is more than a list price. Lenders look at your income, debts and credit to decide what you can borrow — but only you can decide what you're comfortable paying every month.

What goes into your monthly payment

  • Principal & interest — the loan itself.

  • Property taxes — these vary a lot between Grand Rapids, Ada and Cascade.

  • Homeowner's insurance — required by your lender.

  • PMI — usually required if you put down less than 20%.

2. Get pre-approved

A pre-approval letter tells sellers you're serious and tells you exactly where your ceiling is. Most local sellers won't consider an offer without one.

What you'll need to bring

  1. Two years of W-2s or tax returns

  2. Your last 30 days of pay stubs

  3. Two months of bank statements

  4. A photo ID and permission to pull your credit

4. Make a winning offer

5. Close and get your keys

After your offer is accepted you'll schedule the inspection, the appraisal and final loan approval. Expect about 30–45 days from accepted offer to closing day.
